Welcome to Christmas Cottage; an attractive Grade II listed home with an abundance of character that dates back to 1855. Originally designed by G. E. Street, who was well known for his ecclesiastical architecture, this former school and school masters house has been beautifully restored and converted by the current owners during the 1990's to become what is now a magnificent four/five bedroom detached home offering 3,000sq. ft. of accommodation and outbuilding space, set in beautiful grounds that measure approximately two acres.

Upon entering the property, you are greeted by a spectacular reception room with vaulted ceilings, stained glass windows and a feature fireplace. This wonderful room opens into a bright and airy kitchen/dining room with an array of traditional eye and base level units with work surfaces with ample space for a refectory style dining table and chairs. Conveniently located off the kitchen is a utility room which gives access to the rear garden. Downstairs accommodation also comprises a further reception room with access to a cellar, along with a section of the house which could offer two/three further reception rooms or bedrooms, depending on the desired layout of a buyer, along with a downstairs shower room. Stairs from the principle reception room lead to a mezzanine landing, with hallway that leads to four further bedrooms and a family bathroom, with particular note to the master bedroom which offers the added advantage of an en suite and dressing area.

Outside, the property features beautiful gardens and woodland totalling to approx. 2 acres and a detached double garage with a home office above.

Freefolk is a small village in Hampshire. It lies to the west and almost directly alongside the village of Laverstoke; the two villages are separated by the River Test. It is about 1.5 miles (2 km) east of Whitchurch and 1 mile (2 km) west of Overton on the B3400 road between Basingstoke and Andover. In the village is an inn named the "Watership Down". Built in 1840, it was called the Freefolk Arms but was renamed in honour of local author Richard Adams and his book Watership Down.
